What does the price include?
Our price for a complete turn key home will include the land, the power, the driveway, all the excavating including the final landscaping and lawn seeding, the well or municipal water hook-up, the septic system or municipal hook- up, and all of the standard options listed in our Specifications Sheets. We even include one time house cleaning.
 
What is my next step if I am interested in having a custom home built?
The first step is to find a building lot that you like. You can contact us to set up a time to view the lots that we have listed on our website or you can find a building lot that is currently listed on the real estate market that you like. When you have found a building lot that you want to build on we will then start working with you on a customized house plan that will fit on the building lot you have chosen and fit in your budget.
 

What plans are available?

We have a selection of plans that we have previously constructed on our website for you to use as a guide for selecting the house style that you prefer. You may also choose a house plan from a house plan website or a house plan book. After you have chosen a house plan style we will then work with you on our 3D CAD design program to customize your house plan to have the look and the floor plan layout that is truly yours. Since all of our work is custom, your choices are limited only by your budget and imiagination. Will you renovate our existing home?

Yes, we do work on major bath, kitchen entire house renovations.


 

Do you build on land that we already own?

Yes, We will work on designing and building your new custom home on land that you currently own. Our package will include taking care of all of the power, water, septic, driveway and excavating needs to complete the project.


 
Do you sell just building lots?
No, unfortunately the lots we own are reserved for our customers to build on. We sell only completed home packages on land that we own, but we will build on land that you already own or we will purchase a building lot of your choice and build you a complete house package.
 
How long does it take to custom build a new home?
We will complete your new home in 16 weeks or less from the time we start to excavate for the foundation. 99% of our homes are completed in the 16 week period and many are completed in 14 weeks and somtimes less.
 

Does Bourbeau Custom Homes build additions?

Yes, we do. We can also customize your addition plan to blend with your existing home for an addition that looks like it has always been there.


 

Where do you build?

We build in Franklin, Chittenden, Lamoille, and Grand Isle Counties. Also in North Western New York.


 

How long have we been in business?

We started building full time in 2002 and as of Jan 2008 have completed 85 Complete custom homes and numerous additions and renovations.


 

What deposits are required?

We will require a total of 10% of the purchase price as a deposit prior to the start of construction on your new complete turn key home package. We can work with your finacial institution to inable you to achieve the deposit required. If you currently own your own building lot we will require a $5000 deposit and then bill you 3 times during the building project.


 

Are we insured?

Yes, we carry full liability coverage as well as worker's compensation for uor employees.


 

What is an energy star rating?

An energy star rating assures you that your home is built to the highest quality standards. Your home has superior insulation installation, meets or exceeds ventilation code, includes an energy efficient furnace, windows, lighting  and appliances. All of these items make your home more comfortable and cost effective to maintain. Adding to your many years of enjoyment.


 

What kind of allowances can I expect?

Each allowance is based on your individual plan. For example, we price all of the cabinetry required in your house plan and use that as your allowance. So if you do not make any changes above the cabinets in your layout, your allowance will cover the cost of your cabinetry and tops. You also will have flooring allowances that are based on the flooring materials that you have selected insuring that you will be able to choose the products that you want in your new home without additional charges above the contract price. Other allowances will include lighting, appliances, bath cabinets and hardware, mirrors and towel bars,and closet shelving. These allowances are all designed to allow you to fully customize your selections within the contract price.


 

There are so many things involved in building a new home how do I keep track of it all?

We have developed a system to make your selection process less confusing and overwhelming. You will receive a selection binder, selection sheets, contact information, and a schedule of due date for all of your selections. Our goal is to make the whole process go smoothly for you.


 

How big is the garage?

Our Standard garage is a good sized 24' X 26' 2 car garage and includes an entrance into the basement from the garage as one of our standard features.


 
Will it take me longer to have a custom home built or a modular home?
The total time difference between moving into your new custom home or a modular home will be less than a couple of weeks because our 16 week building schedule includes all of the excavating prep work, foundation work,septic installation,landscaping and the complete construction of your home ready to move into. When you add all of the time required to prep the site, pour the foundation, and then complete a modular home the total time till you are ready to move in will be very close to 16 weeks also.
 
Do your homes include a full basement?
Yes, all of our homes include a full basement unless you choose to build a multi-level home. We also will install full size windows or a walkout door in the basement if the slope of the building lot will allow. This will give you a great area to finish off as living space in the future with alot of bright natural light.
